Why older Lynchburg bathrooms leak where they do

In the brick rowhouses and foursquares around Federal Hill and Garland Hill, original bathrooms were often squeezed into a closet with minimal slope to the drain, so decades of small leaks have usually found their way into the joists below. Newer construction farther out toward Forest tends to have the opposite problem — correct slope but a builder-grade membrane never rated for a daily-use shower. Diagnosing which situation you have changes the whole scope.

What has to happen before the first tile is set

Substrate flatness, a continuous waterproofing membrane at every seam and penetration, and correctly sloped mud beds all get inspected and, where warranted, tested before layout begins — skipping that step is the single most common cause of a callback.

The question that separates a good bid from a cheap one

Ask specifically what waterproofing system is being used and whether it’s flood-tested before tile goes down — “we always do it right” is not an answer.
